PROJECT MANAGER - Contract to full time

Overview

Location: London + surrounding areas (site-based & mobile)

Contract Type: Freelance / Contract (initial 6–12 months, with option for permanent role)

Day Rate: Competitive, based on experience

Start Date: Immediate / Flexible

The Role

This is a hands-on, delivery-focused role. You’ll be responsible for managing the programme, quality, logistics, and financial controls on a mix of projects. You’ll be interfacing with LPC’s in-house team, subcontractors, main contractors, and client teams to ensure work is delivered on time, to spec, and within budget.

Project Delivery & Program

Review scope, drawings, and programme requirements for each project

Create and maintain 2–3 week lookahead programmes

Coordinate works across trades (e.g. screeders, polishers, finishers)

Flag risks to drying times, sequencing, or handovers early

Track site activities daily; adapt schedule where needed

Ensure quality controls and finishing specifications are as expected

Commercial Oversight

Track budgets, labour days, material quantities and variations

Approve timesheets and subcontractor payments aligned with scope

Record all costs and submit reports for reconciliation via Xero

Prepare EOD/weekly financial reports (budget vs actuals)

Health & Safety

Prepare and issue RAMS for each project

Lead toolbox talks and inductions, ensure PPE and COSHH compliance

Monitor clean, safe working conditions on all live sites

Report incidents or near misses promptly

Site Operations

Act as site lead when required

Direct site teams and ensure correct application sequencing and timings

Approve substrates and inspect each phase of installation

Resolve site issues quickly, with minimal programme impact

Materials & Logistics

Confirm required products (e.g. mesh, primers, finish coats)

Manage deliveries, on-site storage, and hire equipment (sanders, extractors, etc.)

Avoid over-ordering; optimise stock across sites

Quality & Handover

Inspect and approve each stage of finish

Manage live snagging log; agree and resolve issues on the go

Conduct pre-handover checks and deliver final sign-off

Provide client care and maintenance guides

Client & Contractor Liaison

Be the main point of contact for site managers, QS teams, and LPC clients

Send daily/weekly progress updates with photos

Agree variations in writing and communicate clearly at every stage

Represent LPC with professionalism and clarity

Required Skills & Experience

Minimum 3–5 years’ experience managing construction packages (ideally finishes or flooring)

Familiar with micro cement / polished concrete systems (highly desirable)

Strong understanding of construction site logistics, programming, and sequencing

Confident reading drawings and scopes

Experience working alongside main contractors (Tier 1 / 2) on live projects

Able to use SmartSuite / MS Teams or similar systems for task & document tracking

Great communicator – clear, calm, and proactive under pressure

Strong attention to detail and hands-on delivery mentality

MICRO CEMENT APPLICATORS – Contract to full time

The Role

Transforming surfaces with a sleek finish using micro cement. Ensuring the concrete surfaces are properly placed, shaped and finished to meet structural and aesthetic standards.

You’ll work with us across projects in London and the South East – some solo, others alongside our in-house team – always representing LPC’s standards and values.

Core Technical Skill

Surface Preparation: Understanding how to clean, prime, and level different substrates (concrete, screeds, etc.) is essential.
Application Techniques: Proficiency with trowels, rollers, and spatulas to apply micro-cement in thin, even layers.
Layering & Timing: Knowing when and how to apply each layer—base coat, finish coat, sealers—while respecting drying and curing times.
Sanding & Polishing: Skill in sanding between layers to achieve a smooth, seamless finish.
Sealing & Waterproofing: Applying protective sealants to ensure durability and resistance to moisture.

Design & Aesthetic Sense

Texture Creation: Ability to produce various finishes—smooth, rustic, matte, glossy—based on client preferences.
Colour Matching: Understanding pigments and how to mix or layer colours for custom effects.
Attention to Detail: Precision in edges, corners, and transitions between surfaces.

Professional & Soft Skills

Problem Solving: Adapting techniques to different surfaces and environmental conditions.
Client Communication: Explaining options, managing expectations, and offering design advice.
Time Management: Coordinating drying times and project phases to meet deadlines.
Physical Stamina: Hands-on work that requires endurance and dexterity.

Physical & Safety Skills

Physical Stamina: Ability to perform demanding tasks like bending, lifting, and kneeling for long periods.
Health & Safety Awareness: Knowledge of site safety protocols and proper handling of materials and equipment.

CONCRETE GRINDER & POLISHER – Contract to full time

The Role

You’ll work with us across projects in London and the South East – some solo, others alongside our existing team – always representing LPC’s standards and values.

Technical & Practical Skills

Machine Operation: Proficiency with grinding machines, polishing wheels, buffers, and handheld tools.
Tool Handling: Skilled use of calipers, micrometers, and hand tools to measure and shape materials accurately.
Surface Finishing: Ability to achieve desired textures and finishes—smooth, matte, glossy—on various materials.
Quality Control: Conducting inspections and tests to ensure surfaces meet specifications.
Equipment Maintenance: Performing routine checks and repairs to keep tools and machines in top condition.
Safety Procedures: Strict adherence to safety protocols to prevent injuries and maintain a clean work environment.
Surface Levelling: Using tools like bull floats and darbies to achieve a flat, even surface.
Preparation of surfaces: Removing coatings, adhesives and imperfections.
Material properties: Applying densifiers, sealers and protective coatings to enhance durability
Tool Proficiency: Skilled use of hand tools (saws, drills, jackhammers) and finishing equipment. Maintenance and troubleshoot equipment to ensure optimal performance.
Polishing techniques dry/wet systems.

Problem-Solving Skills

Critical Thinking: Identifying flaws, adjusting techniques, and solving unexpected issues during grinding or polishing.
Operations Monitoring: Watching gauges and indicators to ensure machines are functioning properly.

Proven experience in concrete grinding and polishing (1-3yrs preferred).

The Role

Smoothing, levelling and finishing freshly poured concrete on construction sites with a mix of hands-on expertise, physical endurance, and precision. Ensuring the concrete surfaces are properly placed, shaped and finished to meet structural and aesthetic standards.

You’ll work with us across projects in London and the South East – some solo, others alongside our in-house team – always representing LPC’s standards and values.

Technical & Practical Skills

Troweling: Mastery in smoothing and finishing surfaces using hand and power trowels.
Concrete Pouring: Precision in pouring concrete evenly to avoid air pockets and ensure structural integrity.
Surface Leveling: Using tools like bull floats and darbies to achieve a flat, even surface.
Material properties: Familiarity with concrete types, curing processes and environmental effects
Mixing Concrete: Understanding ratios and mixing techniques to produce consistent, durable batches.
Expansion Joints: Installing joints to prevent cracking due to temperature changes.
Tool Proficiency: Skilled use of hand tools (saws, drills, jackhammers) and finishing equipment.

Physical Stamina: Ability to perform demanding tasks like bending, lifting, and kneeling for long periods.
